Established. Green. And a little unexpected.

If you think every St. George neighborhood means brand-new stucco homes on freshly graded lots, Bloomington is going to surprise you.

This is one of St. George’s established neighborhoods — with mature trees, larger lots, custom and renovated homes, golf-course properties, access to the Virgin River trail system, and the kind of character you simply cannot fast-forward into a new development.

More Variety

No cookie-cutter required

It has something newer neighborhoods can’t manufacture: time.

Bloomington sits on the south side of St. George near the Virgin River and was developed largely beginning in the late 1960s and 1970s. That history shows up in the best way: mature landscaping, established streets, larger parcels in some pockets, and homes that do not all look like they were selected from the same three floor plans.

There is also real range here. You can find original homes ready for a renovation, beautifully updated properties, golf-course frontage, townhomes, custom homes, pools, RV parking, and larger-lot properties.

WHY BLOOMINGTON FEELS DIFFERENT

Older does not automatically mean outdated.

In Bloomington, I care much more about the specific house than the year on the tax record. Some homes have been completely reimagined. Others still have original systems and finishes. That difference matters when we are comparing price, insurance, maintenance and what you may want to change after closing.

If you are relocating, this is exactly the kind of neighborhood where photos alone do not tell the whole story.

BAILEY'S TAKE | THE THING I WANT BUYERS TO UNDERSTAND

Bloomington deserves an in-person drive.

It is easy to scroll past an older listing online because the kitchen is not brand new. It is much harder to appreciate the mature trees, lot size, quiet street, golf-course setting or backyard until you actually see the property and the surrounding blocks.

I can preview homes for you, video-drive the street, show you the surrounding area, and help separate “dated but great bones” from “this is going to become a project.”

IF YOU'RE RELOCATING

You might love it here if…

You want a little more room…

A yard, pool, RV parking, workshop, extra parking or simply more breathing room is high on your wish list.

You like golf nearby

Living around an established private course — with the possibility of golf frontage or views — sounds more appealing than living in a brand-new amenity development.

You may want to compare other areas if…

You want new construction

If warranties, untouched finishes and the newest floor plans are non-negotiable, I would compare Little Valley, Desert Color and Washington Fields.

You do not want to think about a remodel

If even the possibility of updating an older system or finish sounds exhausting, I can steer the search toward Bloomington’s renovated homes — or compare newer areas.

You’re open to making a home yours

You can see past someone else’s paint colors or older finishes if the lot, location and bones of the house are right.

You want resort-amenities

If your dream includes a lagoon, community pools, planned events and a master-planned lifestyle, Desert Color is a better comparison.
